Should you hire a plumber to inspect a new build property?

A lot of people tend to have a little bit too much faith in new build properties. While you’d think that because the house is new, everything should function absolutely perfectly, things aren’t quite that simple. People are constantly shocked by the number of things that aren’t finished properly, from brick laying to door handles. Before you purchase the home, it’s important to have it inspected – let’s dive into that process a little deeper.

The importance of quality assurance

When buying a home, whether it’s new or old, it’s important to know exactly what it is that you’re buying. Buying a house is likely the biggest investment you’ll make in your life, and with so many different parts, there’s a lot that can go wrong. 

While with older houses, you’ll typically just use a surveyor, with newer homes you might want to go even further. As the house won’t have been lived in yet, it’s essentially still untested. There could be some serious issues – including with the plumbing – that no one has had the chance to discover yet.

Safety first

While you want to know that what you’re buying is a sound investment, you also need to make sure that it’s safe. There are numerous elements in a house, from gas works to how the wiring is done, that can result in catastrophe if completed incorrectly.

Based on the issues that you find, you can then get a qualified electrician or plumber from somewhere like Able Plumbing to come around and sort the issues out. This is about more than mere inconvenience – it’s your safety that’s at hand.

Who should you get to inspect your property?

There are specialised services that provide extensive property inspections for new build homes. While they might use separate plumbers and electricians, often, the inspector will know enough about all the different areas to be able to check that everything is safe and up to code. These inspectors also know where builders typically forget things or cut corners; they know what to look out for, and how to spot issues that might be somewhat hidden at first.

When to have the inspection done

Ideally, you’ll have the inspector involved from early on in the building process. This way, they’ll be able to see how the house is built, including things that might be hidden later on, such as wiring in the walls. 

Obviously, this isn’t always possible, and it’s better to have them inspect the property later on than never at all. That being said, you always want to try to have the inspection done before you purchase the house. That way, you can pull out of the sale if the build is terrible, or at least factor the state of the home into the price that you end up paying.

Getting your properties inspected before you buy them is essential, particularly for new build homes. By employing the services of surveyors, property inspectors, plumbers and electricians, you can ensure that what you’re buying is both reliable and, importantly, safe to live in.
