Why Landlords Need to Make Sure the Electrics in a Rental Home are In Good Condition

Electricity plays an essential role in everyday life and is one of a home’s most important components. While there are some repairs and issues that can be put off, electricity issues usually need to be dealt with immediately. And, if you constantly have electrical issues with your units, you will hear from your tenants and risk losing them. However, there are many other consequences to having a faulty electrical system in rental properties that you need to be aware of. Here is why you need to make sure that the electrics in a rental home are in good condition.

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require that you have your electrical system inspected by a professional at least once every 5 years. They will then issue you with an electrical safety certificate. However, we would suggest you do it more often to make sure you avoid issues and that you don’t have too many things to fix to be compliant.

You can get your electrical safety certificate here, and they can also check things like fire alarms and various other appliances. Wiring issues can be minor at first glance, or even completely silent until a fire occurs. Some of the most dramatic fires are caused by faulty electrics. The worst part is that there’s nothing you can do to stop the damage since these often occur inside of walls. Not only can faulty electrics cause fires, but someone could end up getting electrocuted as well. An inspection will identify all sorts of hazards like faulty circuits, wires, or connections and ensure the safety of the inhabitants.

Energy Savings

If you happen to be covering for electricity, then you want to make sure that the property will be as energy-efficient as possible. You also don’t want your tenants to come knocking at your door because their energy bill is unusually high. Faulty circuits and wiring could lead to much higher energy consumption and higher bills. Again, this is something that you will only be able to spot with an inspection.

Avoid Delays and Unnecessary Spending

A small issue can quickly turn into a big one when it comes to electricity. If you want to catch issues before they have the time to degenerate, check your circuits and wiring as often as possible. And, in the case that you decide to sell your property, you won’t find yourself having to pay for unexpected repairs after a prospective buyer runs an inspection.

As you can see, there are tons of reasons why you have to make sure that the electrics in a rental home are in good condition at all times. Not only is it essential for the safety and wellbeing of your tenants, but it’s important to protect your investment as well.
