5 Essentials When Becoming A Landlord In 2021

Are you thinking about delving into the world of property letting? This is something that more and more people are doing today. After all, property has long been a wise investment for those who are looking to make a consistent income on a monthly basis. However, such a venture is not without its challenges. So, let’s take a look at five useful tips for new landlords.  

  1. Do your homework – There is only one place to begin, and this is by doing your research. There is no such thing as too much research when it comes to buying a home. If you purchase a property and you do not conduct an in-depth analysis beforehand, you could end up putting your money into an area that is in decline. This is, obviously, the last thing you want to do!
  1. Don’t rule out property management services – It is understandable why you may be completely overlooking the option of property management services. After all, you want to keep your costs as low as possible. However, if you don’t use such a service, you are going to need to put your entire life on hold. You cannot expect your tenant to wait for a new boiler in the middle of winter because you are on holiday with your family. Plus, property management firms will have access to all of the best plumbers, an experienced electrician, and so on, ensuring you of a high-quality service, so you know the quality of your property will be protected.
  1. Resist greed – Another important tip for new landlords is to make sure that they restrain themselves from being too greedy. Yes, you may be tempted to put the rent up a chunk every year. However, if you have good tenants who pay on time every month, do you really want to rock the boat? Don’t push it too much!
  1. Establish a maintenance fund – If you do not establish a maintenance fund, you are going to find yourself in a very tricky situation if something goes wrong. As a landlord, you are responsible for all of the repairs that are not caused as a consequence of your tenant’s actions, for example, penetrating damp and broken heating systems. You need to have the money to respond to such incidents immediately.
  1. Decorate to suit all tastes – Finally, take your own personal taste out of the equation and decorate with the masses in mind. Decorate with neutral colours. Don’t go for anything too extreme or niche. You don’t want to put tenants off with your individual taste.
